What is the MLS? It is the system that real estate agents and brokers use to list your home once you agree to let them sell your house.

Why Do you need MLS? Very few homes are sold by the listing agent (if you use an agent). Instead they list your home in a system called metro listing service or MLS and this allows every agent in the US to see your home. They do searches based on their customers needs and this is how they find your house for sale. For sale by owner typically miss and do not get the exposure that they need.

If you choose you can offer the other agent an incentive or around 3% that brings their customers or clients to your home. That means that you would pay a 3% fee or if you sell it yourself from the MLS exposure then you do not have to pay any commissions. So the minimum that you will save on a 6% commission is 3% and that translates into $6,000 for a $200,000 home. And you could save all 6%.
